What does every paid plan include?

The whole product: daily rescans of every city record we track, SMS and email alerts, full reports on every property you watch, bulk upload, the portfolio PDF, the resolution center with defense packets, hearing countdowns, and CoC expiry tracking. There are no add-ons and no feature gates between paid tiers. The only questions are how many properties you watch and how many any-address report credits you get each month.

How do reports work on a monitoring plan?

Every property you monitor includes its full report, free, any time — generating it never touches your credit balance. On top of that, every paid plan includes monthly any-address credits (Starter 2, Professional 5, Business 15) to spend on Detroit addresses you do not monitor yet, which is how most members check a property before they buy it.

What is a report credit versus a report pack?

Credits come with every paid plan and refresh monthly — unused credits roll over while you are subscribed. Packs are one-time purchases (5 for $99, 10 for $149) that never expire and work with or without a subscription. Both produce the same report: all 11 city records plus Wayne County recordings, scored, as a PDF.

Do I need monitoring, or just one report?

If you are closing on a single property, a $29 report answers the question. If you own or manage property in Detroit, monitoring is the product: the city can open a new case against your address any day, and the value is hearing about it the same day instead of at a refinance or sale.

What does the free plan include?

One property on daily watch with email alerts and the violation code reference, free forever, no credit card. It exists so you can see the product work on your own address before paying.

What if I have more than 100 properties?

We run enterprise plans with custom pricing, API access, and dedicated onboarding for portfolios past 100 doors. Write to sales@detroitcompliance.com and we will set it up.

Can I cancel anytime?

Yes. Cancel from your dashboard settings in two clicks, no call required. Access continues through the end of the billing cycle.

Do you cover properties outside Detroit?

No. The product is built on City of Detroit municipal records and does not scan the suburbs or other cities.
